Chevy Chase, MD
Chevy Chase straddles the Maryland-DC line just north of the district, and it's widely cited by urban historians as one of the earliest deliberately planned streetcar suburbs in the country — developed beginning in the 1890s by Nevada senator and real estate developer Francis G. Newlands, who built the Chevy Chase streetcar line specifically to connect his new subdivision directly to downtown Washington. That late-19th-century planning legacy shows up today in the area's wide, tree-lined avenues and consistently high-quality architecture, much of it dating to the early 20th century and preserved through decades of active historic-district zoning across the several distinct municipalities that make up the broader Chevy Chase area. The Chevy Chase Club, a private country club founded in 1892 as part of Newlands's original development, remains an active and historically significant institution in the area, reflecting the neighborhood's origins as a deliberately upscale retreat for Washington's professional and political class from the very beginning of its development. Served by the Red Line at the Friendship Heights station along its southern edge, Chevy Chase's combination of foundational streetcar-suburb planning history, consistently preserved early-20th-century architecture, and its position straddling the DC-Maryland line has made it one of the oldest and most enduringly prestigious suburban communities in the entire Washington metropolitan area.
VS
Arlington, VA
Arlington sits directly across the Potomac River from Washington, and Arlington National Cemetery, established in 1864 on land that once belonged to Robert E. Lee's family, has made the county home to one of the most solemn and frequently visited national landmarks in the entire country, including the Tomb of the Unknown Soldier and the graves of more than 400,000 veterans and their families. The Pentagon, headquarters of the US Department of Defense and one of the largest office buildings in the world, sits within Arlington's borders as well, giving the county an outsized concentration of federal government and military-adjacent employment relative to its modest geographic size. Arlington's Rosslyn-Ballston corridor, developed deliberately around five Metro stations beginning in the 1970s, is frequently cited by urban planners nationally as one of the most successful examples of transit-oriented development in the United States — a string of dense, walkable mixed-use neighborhoods built specifically to cluster new growth directly around rail stations rather than letting it sprawl outward. Served by the Orange, Blue, and Silver Metro lines running through that same corridor, Arlington's combination of profound national historic and military significance and a genuinely successful, decades-long experiment in transit-oriented urban planning has made it one of the most studied and most livable close-in suburbs anywhere in the country.
