Larchmont, NY
Larchmont sits on Long Island Sound in southern Westchester County, and its compact, walkable village center — built directly around the Metro-North station — has made it one of the more pedestrian-friendly communities along the New Haven Line, with a Main Street commercial district that's stayed within easy walking distance of most of the village's housing stock. Manor Park, a waterfront park along the Sound, gives residents direct public access to the water in a part of Westchester where much of the shoreline in neighboring towns is held privately by yacht clubs and homeowners' associations, a genuine point of distinction for a town of Larchmont's size. Metro-North's New Haven Line puts Larchmont within roughly 40 minutes of Grand Central Terminal, and the village shares a public school system, the Mamaroneck Union Free School District, with the neighboring town of Mamaroneck — a district that consistently posts strong performance on state assessments and college placement. Larchmont's combination of walkable village scale, genuine public waterfront access at Manor Park, and a solid regional school district has made it one of the more consistently recommended entry points into Westchester's Sound-shore communities for families who want a fast Manhattan commute without the price premium of Rye or the larger, more rural lots further inland.
VS
Scarsdale, NY
Scarsdale has ranked among the wealthiest and highest-performing school districts in New York State for decades, and its Metro-North Harlem Line commute — roughly 35 minutes to Grand Central Terminal — combines with that school reputation to make it one of the most consistently competitive and expensive housing markets in the entire New York metro area. The village adopted unusually strict zoning and sign regulations decades ago, including a long-standing ban on most commercial billboards and large freestanding retail signage, a deliberate choice that's kept Scarsdale's residential streets and modest downtown business district visually consistent with the town's tudor- and colonial-revival architectural character. Scarsdale's school district routinely places graduates at highly selective colleges and universities at rates well above state and national averages, a reputation that's become self-reinforcing over generations as families specifically relocate to the district for that track record, sustaining property values that rank among the highest of any suburb in the New York region. That combination — genuinely excellent public schools, a fast direct rail commute to Manhattan, and a deliberately preserved, low-commercial-density village character — has made Scarsdale one of the most frequently cited benchmark suburbs not just in Westchester County but in national rankings of the best places to raise a family near a major American city.
