Mount Lebanon, PA
Mount Lebanon developed substantially in the early 20th century as one of Pittsburgh's first streetcar suburbs, with the Pittsburgh Railways Company's Beechview-Mount Lebanon line, opened in 1913, connecting the growing community directly to downtown Pittsburgh and shaping much of its early residential development pattern along the rail corridor. That streetcar line has survived essentially intact into the present day as part of the Pittsburgh Regional Transit light rail system, making Mount Lebanon one of the relatively few American suburbs still served by a rail transit line dating back more than a century to the original streetcar era. The community's Uptown business district, built along Washington Road near the light rail station, has retained a walkable, small-town commercial character that's stood in contrast to the more purely residential development found in some neighboring South Hills communities. Mount Lebanon's combination of a rare, still-operating century-old streetcar-to-light-rail transit connection and a walkable Uptown commercial core has made it one of the more historically continuous and consistently desirable suburbs anywhere in Pittsburgh's South Hills region.

Sewickley sits along the Ohio River northwest of downtown Pittsburgh, and its historic Village district has preserved a walkable core of Victorian-era commercial buildings and grand riverside homes built during the late 19th and early 20th centuries, when wealthy Pittsburgh industrial families began establishing country estates along the river specifically to escape the city's notorious industrial-era smoke and pollution. That legacy of steel and industrial wealth shaped much of Sewickley's early development, with several prominent Pittsburgh business families building substantial estates in the area, a pattern that's left the borough with one of the more architecturally significant collections of late-19th-century residential buildings anywhere in the Pittsburgh region. The Sewickley Heights area, adjacent to the borough itself, has maintained some of the largest and most private residential estates in the entire Pittsburgh metro area, a legacy of that same original industrial-wealth settlement pattern carried forward into the present day. Sewickley's combination of a well-preserved Victorian-era village core, deep roots in Pittsburgh's industrial-wealth history, and continued large-estate development in neighboring Sewickley Heights has made it one of the most historically significant and consistently affluent suburbs anywhere in the greater Pittsburgh metropolitan area.
