Nyack, NY
Nyack sits on the west bank of the Hudson River in Rockland County, roughly twenty-five miles north of Manhattan, and it's built a distinctly different identity from most of the commuter towns surrounding it — a genuinely artsy, independent-minded village of Victorian houses, antique shops, and locally owned restaurants rather than a straightforward bedroom community built entirely around a fast rail commute. Painter Edward Hopper was born and raised in Nyack in 1882, and his childhood home has been preserved as the Edward Hopper House Museum, now a working arts center that hosts exhibitions and events honoring one of American art's most influential 20th-century realist painters — a genuine point of civic pride the village has built into its broader cultural identity. Because Nyack sits on the western side of the Hudson without a direct commuter rail line into Manhattan, most residents commute by bus across the Governor Mario M. Cuomo Bridge (which replaced the original Tappan Zee Bridge in 2017-18) or by car, a meaningfully different commuting profile from the rail-centric towns of Westchester and Long Island, one that's kept Nyack somewhat more insulated from the fastest-growing, highest-priced segments of the broader New York suburban market. That relative insulation, combined with a walkable Main Street, a public riverfront park, and a longtime reputation as a haven for artists and writers, has made Nyack one of the more distinctive entries among New York-area suburbs — a village that's built its appeal around cultural character as much as commute time.
VS
Montclair, NJ
Montclair sits in Essex County roughly twelve miles west of Midtown Manhattan, and its combination of direct NJ Transit service on the Montclair-Boonton Line — connecting to both Hoboken Terminal and, via the Midtown Direct one-seat ride, Penn Station in around 40 minutes — with a genuinely walkable downtown has made it one of the most consistently recommended North Jersey commuter towns for decades. The township's reputation for diversity and civic engagement is unusually well established for a New York-area suburb: Montclair has a long history as a racially and economically mixed community relative to many of its neighbors, and its public schools serve a genuinely broad cross-section of families rather than skewing toward a single income bracket the way some wealthier commuter towns do. Montclair's arts scene punches well above its size — the Montclair Art Museum has operated continuously since 1914, the Wellmont Theater hosts national touring acts, and the annual Montclair Film Festival has grown into one of the more respected regional film festivals on the East Coast, drawing filmmakers and audiences well beyond the immediate area. Baseball Hall of Famer Yogi Berra lived in Montclair for decades, and the town's tree-lined streets of Victorian and Colonial homes, paired with a downtown business district dense with independent restaurants and shops rather than chain retail, have kept it a perennial pick on "best places to live near New York City" rankings going back years.
