Summerlin, NV
Summerlin is a large master-planned community on the western edge of the Las Vegas Valley, developed beginning in 1990 by the Howard Hughes Corporation on land Hughes himself had acquired decades earlier, and named after his grandmother, Jean Amelia Summerlin. The community was built around an unusually extensive network of parks, trails, and golf courses relative to typical Las Vegas-area development, along with its own dedicated shopping and entertainment district, Downtown Summerlin, giving residents a genuine commercial and civic center without requiring a drive toward the Strip or downtown Las Vegas. Summerlin's position at the base of the Spring Mountains and Red Rock Canyon National Conservation Area gives it direct access to some of the most significant hiking and rock-climbing terrain in the entire Las Vegas region, a scenic backdrop distinct from the desert-valley-floor development found in much of the rest of the metro area. Summerlin's combination of extensive master-planned parks and trails, its own dedicated downtown district, and direct Red Rock Canyon access has made it one of the most consistently desirable and highly ranked master-planned communities anywhere in the country, not just the Las Vegas area.
VS
Paradise, NV
Paradise is an unincorporated township that, somewhat counterintuitively, contains most of the actual Las Vegas Strip and its most famous casino resorts — a quirk of Nevada's incorporation history that's left the world's most recognized gambling and entertainment district technically outside the official city limits of Las Vegas itself. That unincorporated status means Paradise is governed directly by Clark County rather than having its own municipal government, an arrangement that's persisted for decades despite the area's enormous tourism economy and international name recognition through the Strip's casino resorts. Beyond the Strip itself, Paradise includes substantial residential neighborhoods and the University of Nevada, Las Vegas campus, giving the township a genuine resident population living alongside — and largely working within — the massive tourism and hospitality economy anchored by its casino corridor. Paradise's combination of technically containing the world-famous Las Vegas Strip while remaining an unincorporated Clark County township, alongside hosting UNLV's campus, has made it one of the most economically significant and legally unusual communities anywhere in the country.
