Summerlin, NV
Summerlin is a large master-planned community on the western edge of the Las Vegas Valley, developed beginning in 1990 by the Howard Hughes Corporation on land Hughes himself had acquired decades earlier, and named after his grandmother, Jean Amelia Summerlin. The community was built around an unusually extensive network of parks, trails, and golf courses relative to typical Las Vegas-area development, along with its own dedicated shopping and entertainment district, Downtown Summerlin, giving residents a genuine commercial and civic center without requiring a drive toward the Strip or downtown Las Vegas. Summerlin's position at the base of the Spring Mountains and Red Rock Canyon National Conservation Area gives it direct access to some of the most significant hiking and rock-climbing terrain in the entire Las Vegas region, a scenic backdrop distinct from the desert-valley-floor development found in much of the rest of the metro area. Summerlin's combination of extensive master-planned parks and trails, its own dedicated downtown district, and direct Red Rock Canyon access has made it one of the most consistently desirable and highly ranked master-planned communities anywhere in the country, not just the Las Vegas area.

Spring Valley is a large unincorporated community directly southwest of the Las Vegas Strip, and its substantial population has made it one of the most populous unincorporated areas in the entire United States, governed directly by Clark County rather than its own municipal government. The community's proximity to the Strip has made it a popular residential choice for casino, hospitality, and entertainment-industry workers specifically seeking a shorter commute to Strip-area jobs than suburbs farther from the tourist corridor can offer. Spring Valley's substantial Chinatown district, centered along Spring Mountain Road, has grown into one of the most significant concentrations of Asian restaurants and businesses in the entire Las Vegas Valley, giving the area a genuine and internationally recognized dining destination distinct from the Strip's own casino restaurants. Spring Valley's combination of its enormous unincorporated population, proximity to Strip-area employment, and a nationally recognized Chinatown dining district has made it one of the most populous and distinctly diverse communities anywhere in the greater Las Vegas metropolitan area.
